Good Habit is 11 brand-new studios in the shell of what was once a mid-century motel. While not losing sight of the clean lines and optimism of the 1950s, it has been re-envisioned for individuals who care about the tiny details that lead to happiness. Located close to everything you need downtown, the university, and the Rattlesnake wilderness, it is the ideal space to launch your daily adventures without need of a car. While petite, each studio has been architecturally designed to make use of every inch, utilizing design inspiration from Japan, Europe, Vanlife, and even the living quarters on ships.

The studios are essentially fully-furnished with maple built-ins including: custom bed with storage underneath; a living wall with pantry and closet; a media wall with interchangeable storage/display cubes; a fold-out desk; a kitchen nook with sink, hotplate, microwave, and fridge; overhead cabinetry; and integrated bathroom vanity. They each have a small porch for ruminating on and although you will have solitude and quiet when you close your door, you will be part of a micro-community integrated into one of Missoula’s oldest and grandest neighborhoods.

Flexible lease length. 1 year preferred but will consider shorter leases.

Utlitilies: None, zip, nada, negative ghost rider. EVERYTHING comes included at Good Habit including: water, electric/gas, internet, trash, and landscaping. Pay rent with Venmo and relax. No asterisks and hidden fees are for suckas!

Parking: There will be about 5 parallel spaces in front of the building and you can also park along Broadway which always has plenty of availability.

Onsite laundry and lounge.

Internet: Fully-managed commercial Unifi network with individual wireless network in each apartment. High speed 400 mbps upload/ 30 mbps download.

Video monitoring at all entrances and alley.

Bike and outdoor gear storage shed. I know, I know… you have 3 bikes, a canoe, and skis. I got this…

Possibility of ancillary office for WFH. Two additional rooms with a window, brick wall, and style for days. Could be your office, extra storage, or a room for a chair and your record player. Please inquire.

Fenced and landscaped private courtyard for residents. Xeriscaping throughout.

Excellent location in the East Pine Street Historic District. Walking distance to the University, the new Missoula Public Library, or Downtown. Walk score 88 and Bike Score 99: “Biker’s Paradise.”

Shared walls are insulated with sound-rated Rock Wool insulation and additionally there is a floor to ceiling acoustic membrane sound proofing. Exterior walls are brick and insulated with 3.5” of spray-foam insulation. We take sound infiltration seriously as your auditory solace is important.

Fully integrated Enphase solar panels and system. This is the future, jump on board!

Owner managed because I care.

Custom woodworking throughout. All cabinetry and built-ins were made by a local woodworking studio. Like, a human, who takes great pride in his work, not a robot CNC machine owned by Lowes.

Skylight and multiple windows in every studio so your Monstera plants will flourish. And, ergo, you will too.

BauBuche countertops: European beech counters. The cooler, older brother of butcher block.

Showers are fully tiled, floor to ceiling, including the pan so no standing on sagging plastic shower enclosures. Your feet will thank you.
